By registering for and using this website (the "VOW"), you (the "Consumer") agree to the following Terms of Use. Please read them carefully before accessing any MLS® listing information.

1. Broker-Consumer Relationship

By registering for this Virtual Office Website ("VOW"), you acknowledge that you are entering into a lawful broker-consumer relationship with Ron Rangan, Broker, Right at Home Realty, Brokerage. This relationship entitles you to receive real estate information and services, including access to Multiple Listing Service ("MLS®") listing data, as part of the brokerage services provided to you.

2. Personal, Non-Commercial Use Only

All MLS® data obtained from this VOW is intended only for your personal, non-commercial use. You may not use the information for any commercial purpose, including but not limited to resale, licensing, data aggregation, competitive analysis, or marketing.

3. Bona Fide Interest in Real Estate

By accessing this VOW, you confirm that you have a bona fide interest in the purchase, sale, or lease of real estate of the type being offered through this VOW.

4. Prohibition on Copying, Redistribution, and Retransmission

You agree that you will not copy, redistribute, retransmit, or otherwise use any of the data or Listing Information provided, except in connection with your consideration of the purchase, sale, or lease of an individual property. You agree not to copy or download listing data in bulk, share your login credentials, forward or publish listing information to any third party, use listing information to create any database or publication, or frame, link, or embed MLS® listing data on any other website.

5. PropTx Ownership and Copyright

You acknowledge PropTx Inc.'s ownership of, and the validity of PropTx Inc.'s proprietary rights and copyright in, the MLS® database, MLS® data, PropTx's MLS® System, and Listing Information.

6. Prohibition on Scraping, Data Mining, and Unauthorized Collection

You agree that you will not, directly or indirectly, display, post, disseminate, distribute, publish, broadcast, transfer, sell, or sublicense any Listing Information to another individual or entity. The prohibited uses expressly include "scraping" (including "screen scraping" and "database scraping"), "data mining", or any other activity intended to collect, store, re-organize, summarize, or manipulate any Listing Information or any related data. Any violation will result in immediate termination of your access.

7. Agreement by Mouse-Click

After you have opened these Terms of Use for viewing, a "mouse click" is sufficient to acknowledge your agreement to these terms. These Terms of Use do not impose any financial obligation on you and do not create any representation agreement between you and Ron Rangan, Broker or Right at Home Realty, Brokerage.

8. PropTx Compliance Access

You expressly authorize PropTx Inc., and other PropTx Members or their duly authorized representatives, to access this VOW for the purposes of verifying compliance with MLS® Rules and Policies (including the VOW Rules) and monitoring the display of Members' listings by this VOW. Such access may be conducted without prior notice.

9. Privacy Policy

Your use of this VOW is also governed by our Privacy Policy, which describes all the ways in which the Personal Information you provide may be collected, used, or disclosed — including the fact that your Personal Information may be shared with PropTx Inc. for auditing and/or legal purposes. By registering for and using this VOW, you consent to the collection, use, and disclosure of your Personal Information as described in the Privacy Policy.

General Provisions

Registration and passwords. Access to Listing Information requires registration with a valid email address, which must be verified before access is granted. Your username and password combination must be unique to you and may not be shared. Passwords are valid for up to 90 days, after which they must be renewed or reconfirmed.

Termination. Ron Rangan, Broker of Right at Home Realty, Brokerage reserves the right to terminate your access to this VOW at any time, with or without cause.

Scope of data. This website displays a subset of listing data supplied under licence by PropTx Inc. and does not provide full access to the PropTx MLS® System.

Disclaimer. The listing information provided through this VOW is deemed reliable but is not guaranteed accurate by PropTx Inc. Ron Rangan, Broker, Right at Home Realty, Brokerage and PropTx Inc. make no warranties regarding the accuracy, completeness, or currency of the listing data.

Governing Law. These Terms of Use shall be governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein.
